If you are a vendor and you are looking sell your property, chances are you are looking to move your property fast. So today we will be discussing the importance of lead generation fast.

-What is lead generation?

Whether you are a seasoned investor or a first time seller, its important to understand one thing. Time is money. When you have a property on your hand and you need to sell it fast what you need are leads. What is a lead? A lead is the creation of a potential market for your property. Without a lead, the property is simply dead stock. To “supply” and sell your property you need the “demand” for it. The fundamental backbone of a healthy economy is supported by the ebb and flow of production and consumption of goods and services*. So leads are important to create demands for your property thereby creating opportunities for you to market and sell your property.

When you are a property owner, and you are looking to sell, you want it done fast.
The longer the property remains on the market the more money you spend to keep it there. The number of leads you have when you first take your property to market is proportional to the time spent on you selling the property. Since the administrative process of settling on a property is systematic, it is wise to have plentiful of leads so you can move the property fast.

-When to generate leads fast?

Generating interests and leads for the sale of your property should be done fast and at the beginning of your listing. Upon listing, a outflow of cash may be spent to take the property to market. This is evident with the spending on photography, graphic design, signs, flyers, brochures, advertising, marketing and any administrative costs that are required for the property to deemed marketable. While this is by no mean necessary, the property has the maximum chance of selling at a premium price and fast when all the marketing essentials are implemented well at full force.

-How to generate new leads fast?

To generate new leads fast, a property analysis is required. The property analysis is done from the cataloguing of its physical features, commercial and lifestyle benefits. Through itemizing its physical characteristics and translating the commercial and lifestyle benefits, we are able to produce an accurate model of the price on your property. 

With a price model, we are able to segment an accurate population of buyers. It is one thing to have lots of leads, it is another to have accurate leads. To marry the right type of buyer population with the desired property maximizes your chance of getting the premium market price for your property inventory.

-Who can generate leads fast?
To generate lead fast one has to be resourceful and well networked. When you are pooling to curate a population of buyers for a particular property, you have to tap into the network of demographic with needs, aspirations that matches the physical features, lifestyle benefits and most importantly the price bracket of your property. This would require the marketer to be embedded in the social fabric of everyday society. To be socially and professionally connected with different industries and different demographic can ensure a world of access to different population of property buyers at the fastest rate possible.

Community Participation - Angelo Lofitis (@alofitis)

Angelo Lofitis - Director of Century 21 Synergy


Property and real estate has been a big part of my professional and family life. I grew up in a household with many family members working in the real estate industry.  We started with an independent real estate office in Arncliffe NSW in 1973. Having identified growth opportunities in the inner west, we moved the business to Marrickville soon after. Our family has gone on to prosper through multiple real estate business ventures. Another significant part of my life has been my relationship with the disease known as Multiple Sclerosis or MS (in short). One of my family member has been struck by this debilitating disease. This in turn has been a great education for me.

For those of you who may be unfamiliar with MS, below is a brief overview on MS.

Multiple Sclerosis - A Basic Overview


First described in 1868 by Jean-Martin Charcot, MS is a inflammatory disease in which myelin sheaths around axons of the brain and spinal cord are damaged. These damages lead to loss of myelin and scarring. While little is known of the cause of this disease the underlying mechanism is thought to be either destruction by the immune system or failure of the myelin-producing cells. These changes affect the ability of nerve cells to communicate resulting in a wide range of physical and mental difficulties.

MS is often thought to be more common amongst women and the onset typically occurs in young adults. The neurological symtoms are known to compromise day to day activities that healthy bodies take for granted.

Having been exposed to a love one who suffers from MS, I have had the privilege to deal with some difficult situations. Through these challenges, I have grown to understand more about the daily effects of the disease. My experience with MS has motivated me to spread awareness on the subject and play a more active role on raising money to support MS sufferers. 

My participation as a multiple sclerosis ambassador for Century 21 Synergy would mean I am able to harness my in depth knowledge of this disease and utilize my profile in the business community to spread awareness of the disease. MS sufferers require our support. In the year 2012, I have raised much needed funds for MS Australia through my team TOP RAISERS.

TOP Raisers is a not for profit organization. Our aim at TOP RAISERS is to join forces as members of our community and help raise money to support 21,000 Australians living with Multiple Sclerosis (MS). Every year Top Raisers participate in the MS Gong Ride. Various teams cycle from Sydney to Wollongong on the first sunday in November to raise money for multiple sclerosis.

In 2012 I personally rally a team of participants, thirty three in total to raise money for this cause through fun and friendly participation. Top Raisers secured Sylvania BMW as a major brand partner. Through their sponsorship monetary support was contributed. Top Raisers ranked 17th out of 750 fundraising teams. Along with private sponsorship, we were able to raised over $27,000.

MS is a disease that affects many lives and their respective families. We must continue to support the sufferers and their families. As a committment to this significant cause Century 21 Synergy will donate 5% from all properties sold between now and the Gong ride in November 2013.

What has been the highlight of your career?

As a licensed real estate agent for more than 10 years. I sold 40 properties in the Marrickville area in my first year as a Residential Real Estate Agent and over 500 properties in the ensuing seven years. I have also been a Property Auctioneer and has called in excess of 450 onsite auctions.
